West Orange is an Orange County city of about 3,500 people roughly twenty-two miles east of our Beaumont shop, close to the Sabine River and the Louisiana state line. We work in Texas only, but the river is the geography that defines this side of the county. The housing here is largely postwar, built when the shipyards and refineries along the Sabine were drawing workers into the area. That gives West Orange a fairly consistent building era, and with it a fairly consistent set of plumbing problems. Postwar Housing and the Original Supply Lines Still In It
A house built here in the late 1940s through the 1960s almost certainly went in with galvanized steel supply and cast iron drains. Both were the right call at the time. Neither was designed to still be in service now. Galvanized fails from the inside out. The interior corrodes and narrows, so pressure drops gradually across the whole house over years rather than suddenly at one fixture. Rust-colored hot water after the house has sat unused is the other common tell. Cast iron drains fail differently. They scale internally and eventually crack along the bottom of the pipe, where water runs constantly. That failure is invisible until it is not, and it usually shows up as a recurring backup that snaking fixes for a shorter interval each time. Knowing which of these you have changes the economics of every repair we would quote you, so it is the first thing we establish.
Living Near the Sabine and What Ground Moisture Does
Proximity to the river means a higher water table than you find further inland, and that has direct consequences for anything buried. A sewer lateral with a crack or a separated joint sitting in wet ground takes on groundwater continuously rather than occasionally. The result is a house that backs up during and after heavy rain but behaves normally in dry stretches. People often assume that is a municipal problem. Usually it is not, and a camera inspection will show exactly where the water is entering. Higher ground moisture also means trenching for a repair needs to account for water in the excavation, which affects how the work is staged rather than whether it can be done. The Gulf Coast clay in this ground compounds it, holding moisture rather than shedding it.
Two Storms That Reset Expectations Here
Hurricane Harvey in 2017 put historic water across Orange County, and this area was among the hardest hit anywhere in our service region. Tropical Storm Imelda followed in 2019. What we see now is the plumbing that came out of those rebuilds. Work done quickly to make houses livable, sometimes joining new material to original pipe without the correct transition fittings. Those junctions corrode and they are where a lot of current leaks originate. We are not second-guessing anyone's emergency repairs. We are saying that if your house was repaired in 2017 or 2019 and you have started seeing leaks that seem unrelated to each other, they may not be unrelated. Hurricane Rita in 2005 is the older benchmark here, and between Rita and Harvey this county has absorbed more storm damage than most.
Hard Water, Water Heaters and Fixture Wear
Municipal water in this region is hard, and the cost of that is paid slowly by equipment. Scale accumulates on water heater elements and in the bottom of the tank. The unit runs longer to reach the same temperature, which shortens its life relative to its rating. The same mineral content collects in aerators, shower valves and mixing valves, which is the usual reason a shower stops holding temperature reliably. A water heater that failed at eight years instead of twelve did not fail early by chance. Flushing on a schedule helps, and treatment addresses the cause.
