The Problem With Houses Nobody Is Standing In

Is the house going to be heated while empty, and if so is that reliable. Are the vulnerable runs insulated, particularly anything in crawl space, exterior walls, or running to an outbuilding. Do you want the system drained down rather than left charged. There is not one right answer. There is a right answer for how you actually use the place, and it is worth deciding before December rather than during a freeze warning.
Water That Sits Still Does Not Stay the Same
Water sitting in pipes for extended periods behaves differently than water that moves daily. Sediment settles, and in a water heater that sits at temperature with no draw, scale accumulation continues without the disruption that normal use provides. The practical result is that a seasonally used house often has a water heater that underperforms relative to its age and hours of service, and fixtures that run cloudy or off-color on first use after a long gap. Flushing the heater before a season of use rather than after is the useful habit. Running the fixtures through for a few minutes on arrival handles most of the rest.
Woods, Roots and Septic on a Part-Time Schedule
The Big Thicket is dense and root systems reach a long way. Sewer and septic lines out here are constantly being probed by tree roots looking for water, and they enter wherever a defect already exists. On a part-time property there is an additional wrinkle. A septic system that gets heavy use for two weeks and none for six is loaded very differently than one carrying a steady household. That is not necessarily worse, but it does mean the usual assumptions about maintenance intervals do not map cleanly. The warning signs are unchanged: the whole house slowing at once, toilets gurgling when another drain runs, and soft ground or odor over the tank or field.
