Central Gardens is an unincorporated Jefferson County community of about 4,400 people sitting between Nederland and Port Neches, roughly nine miles from our Beaumont shop. It is one of the denser places we serve that is not a city in its own right. The housing here is mostly postwar and mid-century, built during the decades when the refineries and the Port of Beaumont were pulling workers into the Golden Triangle. That gives the area a fairly consistent plumbing profile, which is useful, because it means the problems repeat and we know what we are walking into. Mid-Century Housing Stock and the Pipe That Came With It

A house built here in the 1950s or 1960s very likely went in with galvanized steel supply lines and cast iron drains. Both were good materials for their time and both are now well past the life they were designed for. That is why some houses in the same neighborhood back up during a heavy rain and their neighbors do not. It is not the storm, it is the condition of that particular line, and a camera inspection answers it in one visit.
