China is a small Jefferson County city of about 1,300 people sitting roughly thirteen miles from our Beaumont shop along the Highway 90 corridor. It is one of those towns where the housing runs from genuinely old to fairly new with not much in between, and that mix is the first thing we sort out on a service call. We work here regularly. The drive is short, and the problems are the ones this region produces: clay soil under slabs, hard water on equipment, and pipe that has outlived what it was rated for. Sorting Old Pipe From New Before Quoting Anything

The first thing worth establishing in a China house is what the supply lines actually are. Southeast Texas has a large stock of pre-1960 housing left from the oil boom that followed Spindletop, and those houses went in with galvanized steel supply and cast iron drains. If that is what you have, the failure pattern is predictable. Galvanized corrodes inward, so pressure drops slowly over years and hot water can run rust-colored after the house sits. Cast iron drains scale and eventually crack along the bottom. Neither is an emergency until it is, and knowing which you have changes whether a repair makes sense or whether you are throwing labor at pipe that needs replacing.

Clay Soil, Slabs, and Leaks You Hear Before You See

Most newer construction here is slab-on-grade, and the Gulf Coast clay under it moves with the seasons. It swells when wet and shrinks when dry, and the water lines running through the slab move with it. Slab leaks announce themselves indirectly. A warm patch on the floor, a water bill that jumped without a change in habits, or the sound of water running when every fixture is off. If you have one of those, locating it early keeps it a plumbing job instead of a foundation job.

Water Heaters and What Hard Water Costs You

Regional water is hard, and the effect on a water heater is cumulative and measurable. Scale collects on the element and in the bottom of the tank, the unit runs longer to hit the same temperature, and it fails earlier than its rating. When someone tells us their water heater lasted eight years instead of twelve, this is almost always why. Flushing helps if it is done on a schedule. Treatment helps more. Either way it is worth knowing that the tank did not fail early at random.

What a Hard Freeze Does Along Highway 90

Winter Storm Uri in 2021 was the reference point for freeze damage in this region, and smaller towns took it hard because there is more pipe in unconditioned space: exterior walls, crawl areas, well houses, and outbuildings. The repair after a freeze break is straightforward work. The useful conversation is which runs on your property are most exposed, because that is specific to your house and it is a short walk to find out.

Drain and Sewer Work in an Older Small Town

Established neighborhoods have mature trees, and mature trees have root systems that reach considerably further than the canopy suggests. Sewer lines are a dependable water source, and roots will find any existing defect and grow through it. The pattern that gives it away is a shortening interval. A line that needed clearing once every year or two starts needing it every few months. Snaking removes the roots but does nothing about the crack or open joint that admitted them, so they come back faster each time. A camera inspection is what turns that from guesswork into a decision. It shows whether you are looking at a single defect that a spot repair handles or a length of pipe that has reached the end of its service life. Either way, knowing before anyone opens the ground is worth the visit, because the cost difference between those two jobs is substantial and nobody should find out mid-excavation.

Gradual pressure loss across the whole house over years is the strongest sign, along with rust-colored hot water after the house has sat unused. We can confirm it visually at an accessible connection in a few minutes.
What are the signs of a slab leak?
