Dayton is a Liberty County city of roughly 8,800 people, and at about forty-nine miles it is the farthest regular drive in our service area. It has also been one of the faster growing towns we serve, with substantial newer residential construction going in as the Houston metro pushes east. That growth makes Dayton different from most of our service area. A lot of what we look at here is relatively new construction, and new construction has its own failure patterns that have nothing to do with aging pipe. New Construction Fails Differently Than Old Construction

Most of our region's plumbing problems come from pipe reaching the end of a long life. In newer Dayton subdivisions that is not the story. What we see instead is installation-related: fittings that were not fully seated, supply lines routed where they contact a slab edge or a stud and abrade over time, and fixtures that were builder-grade and are simply reaching the end of a short design life at five or eight years. None of that is dramatic and most of it is inexpensive to correct once identified. But it does mean that a newer house is not automatically a house without plumbing issues, and a slab leak in a ten-year-old home is not unusual here.

Slab Leaks in Houses That Are Not Old Enough to Have Them

Gulf Coast clay does not care how new the house is. It swells when it takes on water and shrinks as it dries, seasonally, under the whole slab. Supply lines running through that slab move with the ground. In an older house that produces failures from decades of accumulated stress. In a newer house it can produce them faster if a line was routed with contact against concrete or was installed under tension. The symptoms do not change: a warm area on the floor over a hot line, a water bill that steps up without a change in habits, or the sound of water running with every fixture closed. Locating early matters more in a slab house than almost anywhere else, because the water is working on the soil that supports the foundation. Hurricane Harvey in 2017 pushed record water through this part of the region and shifted ground around a lot of buried lines, which is worth knowing even on a newer property.

Growth, Permits and Doing It Right the First Time

A town adding housing and business quickly is a town where permit and code compliance work matters, and where it is easy for a remodel to get ahead of its paperwork.
