Rose City sits about five miles from our Beaumont shop, which makes it one of the closest calls we run. It is also one of the towns in Orange County that took the worst of Hurricane Harvey in 2017, when floodwater moved through nearly the whole community and left very little untouched. That history shapes the plumbing here. A lot of what we look at in Rose City is either work that went in during the rebuild or older pipe that survived the water and has been quietly failing since. Both need a different eye than a house that has never been flooded. Porter's has served this area since 2022, and our master plumbers bring 25 years in the trade to it. A Town That Took On Water in 2017 and Rebuilt Its Plumbing With It

When Harvey put water through Rose City, the rebuild that followed was fast and it was not uniform. Some houses were gutted to the studs and replumbed properly. Others got patched to be livable again. Nine years on, we can usually tell which is which within a few minutes of looking under a sink or opening a wall. The patched work is where the calls come from now. Mixed materials joined without the right transition fittings, supply lines run to get water back on rather than to last, and shutoffs that were never replaced after sitting in floodwater. None of that is a criticism of anyone. People needed their houses back. But it does mean a Rose City house deserves a closer look than its age alone suggests.

Five Miles Out, and What Being This Close Actually Changes

Rose City is close enough to Beaumont that we are not planning a Rose City call around the drive the way we do for the farther towns. Practically, that means we can usually get back out if a part turns out to be different from what the phone call suggested, and it means a second visit is not a major scheduling event. It also means we know the area. Interstate 10 runs right past, the Neches River bottomland is close, and the ground conditions here are the same clay-heavy Gulf Coast soil we work in every day.

What Floodwater Leaves Behind in a Slab House

Most construction here is slab-on-grade, which is standard across the Gulf Coast and which matters after a flood. The slab itself is generally fine. What is not always fine is what the water did to everything sitting on and in it: water heaters that were submerged and later just dried out and put back in service, gas appliances that took water, and cabinet-level shutoffs that seized. Clay soil is the other slab issue, and it is not flood related. Gulf Coast clay expands when it is wet and shrinks when it is dry, and that movement works on the supply and drain lines running through the slab. A slab leak in Rose City is usually a soil-movement story, not a flood story, even in a house that flooded.
