Farm Properties Have More Plumbing Than People Expect

Freeze Protection Is the Big One in Open Country
Flat, open farmland gets the wind, and pipe out here has very little shelter. Winter Storm Uri in 2021 is the reference everyone uses now, and rural properties in this region took it particularly hard because so much of their plumbing runs outside conditioned space. The failures cluster in predictable places: lines between buildings, well houses, exposed runs along exterior walls, and anything feeding stock water. Those are the runs to address. Doing it properly means exterior-rated insulation, sealed rather than loosely wrapped, buried lines actually at depth, and accessible shutoffs. It is not expensive work compared to replacing several broken runs at once during a week when every plumber in Southeast Texas is booked.
Septic Fields on Ground That Does Not Drain
Gulf Coast clay is the constraint. It holds water rather than shedding it, and a drain field on clay has less margin than the same field would have on sand. After a heavy rain event, and Tropical Storm Imelda in 2019 was the recent benchmark, a field that was already marginal will announce itself. The signs are worth knowing: the whole house slowing at once rather than one fixture, toilets gurgling when another drain runs, and soggy ground or odor over the tank or field. We would much rather see it at the slow-drain stage. The difference in cost between addressing a struggling field and replacing a failed one is substantial, and the window between those two states is often shorter than people assume.
Hard Water and Equipment Life on a Well
Whether you are on a well or on municipal service, water in this region is hard, and hardness is a slow tax on equipment. Scale builds on water heater elements and in the bottom of the tank, which makes the unit run longer for the same output and pushes it to fail before its rated life. It collects in aerators, shower valves and mixing valves, which is usually the real reason a shower stops holding a steady temperature. If your water heater went early, that is the likely explanation, and it is fixable going forward rather than something you simply live with. Backflow and water quality requirements are set by TCEQ, which is worth knowing if you are on a well.
